This 10ft x 10ft office container is a square, factory-finished office box rather than a converted shipping container. That distinction matters more than it sounds. A standard ISO container is 8ft wide externally, and once you lose the wall thickness to studs, insulation and drywall you are working with a room barely over 7ft across — wide enough for a desk against one wall and not much else. This unit is 10ft wide, which leaves an internal footprint of roughly 9ft 3in square. That is the difference between a closet with a window and a room two people can work in without turning sideways to pass each other.

Daylight is the other reason to choose this one. Three windows are fitted — 7ft x 3ft, 5ft x 3ft and 2.5ft x 3ft — on separate walls, so the interior gets light from more than one direction and you can cross-ventilate on a mild day instead of running the A/C. Job-site offices with a single small window are miserable to sit in for eight hours; this is not one of those.

The unit arrives finished and wired. Walls and ceiling carry a dual insulation build — a half-inch of spray foam applied directly to the steel to air-seal it and stop thermal bridging, then R12 batt in the stud cavities — and are closed in with pre-finished drywall panels on steel studs with matching trim. The floor is vinyl plank. Climate control is a 2000W baseboard heater on a thermostat plus a 6000 BTU A/C unit, and power runs through a 60-amp panel with an exterior junction box feeding four outlets, one of them dedicated to the A/C, with 4ft LED wrap lights overhead. The personnel door is insulated steel with a lockbox and weatherproof seals.

At around 2,400 lbs gross it is light enough to set with a standard forklift or a small crane and does not need a foundation — a level, compacted pad is enough. It is not an ISO container, so it does not stack in a container yard and it is not intended for freight. Final hookup of the 60-amp panel must be done on site by a licensed electrician.
