Both are the same 12ft-wide reinforced steel building with the same anti-corrosive coating. The difference is who finishes it. On this unit (1636) the electrical, HVAC and plumbing package is scoped and priced with JK Shipping LLC before it is built, so it arrives ready to occupy. That is the right call when the site is remote, when getting an electrician and an HVAC contractor out there is expensive or slow, or when you need a firm all-in number up front instead of a shell price plus whatever the trades quote later. If you already have contractors you use and want to control the finish yourself, buy the 20ft x 12ft Modular Office Container as a dry shell. Note that a 12ft-wide load may need a wide-load permit in transit either way — confirm the route before you order.
